In Evergreen Highlands the price per square foot varies wildly among the most recent sales. This is due to the rage of ages of the homes in the neighborhood. Many homes were built here in the 70’s and 80’s, while a few were built in the mid 90’s. This doesn’t necessarily dictate the quality though! Some of the best home sites were the earliest to be built on and even still some of the oldest homes have fantastically remodeled kitchens.
Overall, 7192 Silverhorn had many nice and new features, but it wasn’t wholly remodeled. We leveraged our marketing efforts to generate as much traffic as possible and priced it effectively for what was going on with its closest competition. After a price reduction, we doubled-down on our marketing and had dozens and dozens of showings, which allowed us a multiple offer scenario including three different buyers.
This was a typical 80’s multi-level floor plan with a new kitchen. It showed very well with excellent staging on the main floor, but the huge lower level family room could have used some new carpet and the master bath was an area we received a lot of negative feedback. I think it sold for a very “accurate” price based on its strengths (kitchen, layout and views) and its weaknesses (master, deck condition and siding condition).
