The very first thing I did when I viewed this house was to walk straight out to the deck and listen carefully for any road noise from Evergreen Parkway. I saw this home in the Ridge at about 3 PM so there was a fair amount of traffic on the parkway and the roads were wet–in general a good test of road noise. Beaver Creek, Purgatory and Telluride streets in the Ridge can have significant traffic noise since they sit just below the retaining walls of the parkway. But this house is sheltered very well from noise and I sat out on the deck enjoying the privacy and private forest that is afforded by this premiere location at the end of the cul de sac. In the house and outside on the deck the feeling is one of large acreage– much more serene than the 2+ acres of land it sits on. This property backs to the open spaces of the Ridge on the south side and the lands of Kerr Gulch and Pinedale Ranch to the east. While a 2 acre lot is one of the largest in the Ridge–this one’s value is compounded by it’s surroundings.
Inside the house has no surprises. It is a well designed, raised ranch floor plan with lots of large windows taking advantage of the southeast exposure.
In this price range most of my clients prefer to see gas cooktops and this one has an induction and there are a few minor places that could stand to be updated–like the master counter tops which are still ceramic tile. But that’s really just me reaching for something to nit pick about.
The home is fantastic and in my opinion the pricing strategy should generate activity quickly. Especially considering that there are 9 homes under contract in the price range ($700k-$1.2mm) 3 of which contracted in fewer than 40 days. There are only 5 homes in this price range in the Ridge and that is counting this one and the brand new listing on Telluride that just hit the market this afternoon.
This one will sell fast.
