There were three sales in Conifer Mountain in June that contracted in April and May. Two sales were in the 400’s and one in the 300’s–a starter, fixer upper on Steven Way that came on the market at $358,000 and had a subsequent price reduction to $344,900 and ultimately sold for $333,000 from that price in 12 days.
The sales in the 400’s were on Conifer Mountain Road–the very first house on the left at the intersection of Conifer Mountain and Kennedy Gulch Rd. That was an interesting yard in the sense that the 3.71 acres was bisected by Conifer Mountain Road. And a super private home below Christopher Dr. that sold well above list price almost immediately even in spite of its challenging driveway.
Overall there weren’t any big surprises in June here. These homes were not particularly well updated or particularly unique. They average $224/finished square feet within a fairly broad range because of the difference in values of the land.
There are 9 homes on the market in Conifer Mountain right now ranging from $420,000 to $880,000 not counting Belle Meade homes or Marcliff. So 3 months worth of inventory making it a fairly even although still skewed heavily as a seller’s market.
